For more than 700 homebuyers, who invested their savings into Ansal Heights 86 in Sector-86 of Gurugram, the painful waiting for their dream homes continues since 2010. Even eight years after its launch and about four years after its original deadline expired, they do not know when they will get the possession of their flats.
With 750 residential units, Ansal Heights 86, being developed by Ansal Housing and Construction Limited, was launched in 2010, allegedly without a license, with a deadline of 48 months (that is 2014).
According to the buyers, after missing several deadlines, the developer had finally promised delivery of the flats by September-October 2017. “Almost a year has passed since then too. We have paid the money for booking the flat almost seven-eight years ago. But the way things are moving, the possession of flat does not look possible in next two years either,” said Himanshu Garg, a buyer.
Another buyer said they had already paid nearly 95% of the cost, but looking at the progress of project coming up in Sector 86 it is nowhere near completion as yet. He further alleged the developer had put the work on hold for almost for two years since 2016. Though recently they claimed to have started the work, things are moving at a snail’s pace on the ground.
Another investor said most of the units were booked by 2011. “The stipulated time to complete the project was 42 months with a grace period of 6 months. Now, we are in 2018 and there is no sign of completion of this project,” he added.
Most of the buyers are currently paying both rents and EMIs. “We don’t know how long we would have to face this double whammy. Unless we get the possession, we can’t apply for income tax exemption,” said an aggrieved buyer.
On Friday, a group of homebuyers staged a protest in front of the office of Ansal Housing and Construction on Lodhi Road in Delhi. The management and the promoter were present there for their annual general meeting but they did not meet the homebuyers, they alleged.
“We were standing in the sun for 3-4 hours but we were not even allowed to enter the premises. We stood outside the venue like we were begging for money,” said an angry homebuyer.
Interestingly, in response to an RTI plea filed by the residents, the department of town and country planning (DTCP) had revealed that the license Ansals had presented before the DTCP for the Ansal Heights 86 was in the name of a third party, Resolve Estate Private Limited. The DTCP is claimed to have issued a showcause to Resolve on 28 August, 2015, asking how Resolve could give the license issued to it, to Ansals. Moreover, the license expired on May 28, 2015, and Resolve has not renewed it yet.
