New Town Kolkata Development Authority (NTKDA) has accepted the scheme of Unit Area Assessment (UAA) for determination of property tax submitted by the property valuation committe considering land use pattern, cost of land, revenue simulation.
The government of West Bengal had earlier formed a property valuation committee to make a scheme to determine annual valuation of a property for assessing property tax, by suggesting base unit area value (BUAV) for different areas.
It has six-members in the committee. The valuation committe has the member secretary of NKDA, NKDA CEO, administrative officer, finance officer, Valuation Board representative.
Now, a property owner can assess his property tax online or directly approach assessment-collection department of KMC to determine tax payable.
According to the KMC official ” In this the new system enough protective measure has been provided so that the payble tax shall not increase exorbitantly”.
The UAA method is already working in many cities like Bangalore, Delhi, Patna, Ahmedabad and Chandigarh.
