State RERA chairman Gautam Chatterjee on Saturday made it clear to the builders that after August 1, they would be required to cite their registration numbers in advertisements.
According to one of the clauses of the Real Estate Regulation and Development Act, Maharashtra, it is binding upon the builders to furnish information about their projects from May 1, in order that consumers can themselves verify what they are offered and whether the promises made by builders are fulfilled or not. Builders are also required to regularly update the details of their ongoing projects.
“The realtors have been given three months’ time from May 1 to complete the online registrations of their ongoing projects and also the new projects. After August 1, they will have to compulsorily mention the RERA registration number in their advertisements,” said Chatterjee.
Following May 1, 900 agents and 16 projects have been registered in state. Vast majority of the projects are, however, yet to be registered. As per an estimate, there are at least 30,000 projects which need to be registered immediately.
Information about projects can be uploaded in phases as and when the promoters obtain registration for each phase. Registration number will be allotted only once all the necessary disclosures and documents have been submitted to the authority online. Subsequent to approval of layout plan by the municipal corporation, the developers can register their first building to be followed by others.
There would be a grievance redressal cell to resolve complaints by homebuyers within seven days. It will not be necessary now to approach multiple courts for redressal of their grievances. All kinds of permissions for new proposals would be given by the local government under Right to Services Act.
